Fresh Start Careers, LLC are seeking a design/build project manager for a full-service, construction management company at the helm of distinguished technology and pharmaceutical construction. The project manager serves as the company’s management representative leading a project from conceptual phases and preconstruction through construction and commissioning/close-out. This includes oversight and direction of subcontractors, design firms and project engineers. He/she works hand-in-hand with the project superintendent to provide our clients with a project that is safely completed within budget, on schedule, in accordance with quality standards and meeting the customer’s satisfaction. Position is based out of Greater Philadelphia, PA area headquarters, but requires project oversight in Raleigh, NC. Routine, weekly travel or temporary relocation to Raleigh is required.

Project Manager Responsibilities:

  • Responsible for project scope development and coordination of design documentation on design/build projects
  • Responsible for project budget development including development of budget items arising out of owner scope additions through project process
  • Responsible for coordinating programming with site plant personnel
  • Maintain relationship with site plant personnel
  • Leads project PM meeting
  • Leads project Owner meeting
  • Leads buyout and procurement effort utilizing office staff for development of bid packages and execution of the bid process
  • Presents bid tabulations to the owner for purchase authorization
  • Responsible for development of development, maintenance and reporting on detailed project schedules
  • Maintain schedule as a high priority and push all efforts to meet or beat the schedule
  • Seeks new opportunities with owner for increasing project scope/scope of services at site
  • Able to provide all project correspondence
  • Administers subcontracts, purchase orders and change orders
  • Direct responsibility for all project costs and profits
  • Direct responsibility for project schedule
  • Direct responsibility for project risk management
  • Develops and executes project plan
  • Responsible for all field operations and field staff
  • Primary owner contact on all field issues
  • Responsible to maintain all field related project costs
  • Performs other tasks as needed to fulfill project execution needs


Project Manager Qualifications:

  • 6-10 years relevant construction Project Management experience with demonstrated front-end design/build experience
  • Engineering or architectural degree or formal training with equivalent experience
  • Professional registration a plus
  • Excellent computer skills
  • PDF writer software (i.e. Bluebeam)
  • Skilled in project scheduling software (i.e. Project)
  • Skilled in project documentation software (i.e. Prolog)
  • Valid driver’s license required
